If you plot San Francisco neighborhood price data over the last two decades, one line sits consistently above the rest: Pacific Heights. Higher peaks, shallower troughs, faster recoveries. It is not sentiment, it is structure, and the same forces are still in place today.

Constrained supply, protected views

Pacific Heights is topographically and politically bounded. There is no significant new supply coming, view corridors are protected, and the housing stock is dominated by architecturally significant homes and pre-war flats that cannot be replicated. Scarcity is not going away.

The buyer pool is deeper than any other neighborhood

Pacific Heights draws from the widest buyer pool in the city: tech principals, finance, medicine, longtime San Francisco families, and international buyers. When one segment softens, another is usually active. That diversification is why the neighborhood recovers first in every cycle.

How to buy well in a strong neighborhood
